Central to TBS’s service is the Comprehensive Building Assessment. This is a whole building inspection that evaluates health and safety, durability, comfort and energy efficiency. It provides the information to recommend the best solutions to the building’s performance problems. The CBA includes the following:
An interview with the client is conducted and their specific concerns and goals are identified. Comfort and maintenance concerns as well as health issues are addressed.
A visual inspection of the building is made. The TBS inspector makes a complete inspection from basement up to attic. Existing problems as well as potential problems are noted. These include structural issues, and moisture related problems such as peeling paint and mold.
TBS uses advanced pressure diagnostics, which utilizes digital pressure gauges, blower door equipment and computer software to locate and quantify air leakage paths through the building and duct systems. After completion of air sealing, this equipment is used to measure reductions in air leakage that has been achieved.
Infrared imaging is used as a non-invasive tool to look at the building envelope to identify thermal weak spots such as missing or improperly installed insulation. Used in conjunction with a blower door, infrared imaging can also be used to detect hidden air leaks. This infrared scan clearly shows areas where heat is passes through the building’s walls and ceilings.
Combustion safety and testing is completed on furnaces, boilers, water heaters, and gas stoves for carbon monoxide and fuel leaks. Typical tests may include:
- Carbon monoxide (ambient and undiluted at steady state)
- Combustion appliance zone depressurization
- Draft pressure
- Gas leak detection (natural gas and propane)
- Duct leakage
